Maybe I am understating the quality of this tent. I would rate it at VERY GOOD to EXCELLENT (if I had used the extra rain fly, it would be excellent since it would have no sap drippings)

I'm going the roof-top tent route since I now have a trailer, SO my RV-5 must go. My 9 year-old daughter and 12 yr-old son will surely miss this tent since they are in charge of set up...SO EASY!
I have used this tent for two summers and have been very happy with it. Tent and ground tarp are included.
Known problems:
1. 2 or 3 sap drips on top of tent (I never had the rain fly).
2. On latest trip, I noticed that a SMALL section of stitching is beginning to fray right where the stake-down ring is sewn to tent. This was not an issue on the trip and the tent is totally usable. I would address to keep it from further fraying.
Tent bag is in brand-new condition. I always transported the tent on my roof rack, completely wrapped in water-proof tarp. No fading or other wear.
LOCATED in Murrieta, CA 92562. I prefer to sell locally because shipping may be a nightmare.
$700 OBO.

For COMPARISON, here is the opposite corner without stitching problem...not a big difference:
