For sale an almost new tent - we took it camping 2 times. Everything in perfect conditions, as you can see in the pictures below.

There are advantages and disadvantages of both. I really like the RTT, it's great for touring...not so great for camping at the lake...which is what I usually do now that I have a family

Really Nice tent. I have an Oz tent (the old "30 second" tent) and would like a bit more room. This clearly has it. Does it set up like the smaller Jet tent F25 (without the new annex)?

Correct. According to http://www.familytentcamping.com/product/F25X :

"The F-25X offers quick & hassle free set up, considerable extra space with it's innovative pullout extension. This double room provides adequate and comfortable lodging for your family and still gives the benefit of privacy. Perhaps you are a smaller party, the extra room is a perfect place for storing gear, materials, or a separate leisure room. With the pack size the same as the smaller F-25 tent, you get the additional tent space without carrying an extra load. Included with your F-25X tent is the fly, stakes, guy ropes, awning."

It can be set-up by one person in approx 10mins (w/o the rain-fly, which I never used). Two person is even easier (not necessarily faster though).

Just stake the perimeter (x6 stakes) push the main room skeleton up, insert the poles for the back, and complete the rest of stakes as desired (x2 in front & x2 in the back would do it most of the time).
