I have been seriously considering going to look at this one but leaning towards a pass now. Main downsides for me: The pass through is small and awkward. Bed is small for two. It has a towing hitch on it for only 2500# for some reason, I think it should be able to tow more with a hitch upgrade. I don't know how much a 4x4 conversion would cost on this setup but maybe less than a van?

Remodel looks nice in the pics. Wonder how well it’s done. Pass through looks like a crawl through at best.

Towing is probably limited by the distance between the hitch and the rear axle. Even a light weight trailer could exert a lot of leverage and upset the handling.

I was surprised it wasn't higher tow rating but above explanation probably makes sense. A Winnebago view the same year is 2500# and newer ones are double that. It could be a bigger hitch receiver just needs installed the truck is a F350 dually. Seller said it weighs #14000 wet I would think you could be GVCWR around #20k or more?

On the interior, a lot of it done with maple ply which is nice but not what I would pick for that many places but it is cool it has an overall theme in the remodel.

Was the build quality of Thor good in 2004? I know currently they are ones to avoid.

That's a nice, well cared for rig. I suspect towing limitation is because of the drivetrain (5.4l/smaller tranny). It might just have a 4r75 with the 5.4l.

4x conversion would be much cheaper and simpler than a van, should all just bolt up. The Home Depot truck conversion guy here just did it, said it was easy. I would hesitate though because of the 5.4l drivetrain personally. A homebrew lift is all I would do. Those dual rear wheels will get you a lot of places with decent tires.

I had a 24' E450 RV with a V10 that had at least that much rear overhang and towing capacity was MUCH higher. I don't remember what it was but it's not so much an overhang limitation as it is a tongue weight and drivetrain limitation. Smaller brakes too.
