Help us decide which RTT. Yes we have looked at the other threads.

Looking for feedback and possible options on the best RTT selection out there. We have a FJ60 with an ARB Touring roof rack.

Most of the time its two adults and two dogs (A Lab and a Shepherd). we need a 4 season tent, and can keep all our beddings inside the tent when flooded up. Must also have an awning.

My top two are the HIT Rincon and the ARB Simpson 3, both with the additional annex and Awning.

The HIT comes with a bathtub type floor attached in the awning, great for rain, mud, snow and bedding for the dogs. The Simpson 3 awning does not. The sides can be staked down when its blowing, I can also just put a trap down.

Thoughts and also other suggestions please.

I just got the Arb. Slept 3 nights and put a 3in memory foam topper in it when I got back. It would not fold with the 2 sleeping bags and pillows afterwards. Just an fyi. I will probably try a blanket instead of the 2 bags.

Love my Simpson III. I think not having a floor is an advantage as you can go in and out of the annex without having to take off shoes or worrying about tracking in mud. Not having the floor also makes it much more compact to pack up. I do have a green Astroturf type rug that I can place within the annex that makes it more clean and provides a good floor that I can shake out. I have also had excellent customer service with ARB. I haven't had any issues folding bedding in with the Simpson.

Was seriously contemplating the ARB Simpson 3 because all the reviews I've read say it's an absolute awesome tent but since it was my first rtt I wanted to make sure that I would like it so I got the Smittybilt 2783. Cost quite a bit less but it's still a pretty awesome tent with lighting and all built-in. For the price can't beat it especially as a starter tent. They do make a Smittybilt 2883 I believe which is big compared to these smaller 2783 and would definitely accommodate three to four people with kids and it cost quite a bit less than most other tents.

I know that it isn't the two that you have narrowed down but we have the 23zero Bundaberg. We are able to leave our sleeping bags in it when we fold it up. The annex has a floor but it can be detached. Usually after a camping trip we take the floor off and hose it down then let it dry. We really like it.

You know I just looked at The 23zero and i love the skylight feature on the Bundaberg and the Byron tents. What are the difference between the two and does any of the others have skylight.

The Bundaberg is a queen size mattress and the Byron is a king size mattress. I know that when we were researching tents there were others with a skylight but I can't remember which ones they were.
