    As far as I know it is breathable. It is what our Coleman popup used. In the 7 years we had the camper the tent material never leaked once and never had any condensation. I also holds up very well to the sun.

    You may want to strengthen everything inside as well, cabinets, wall panels ect. We had a coleman popup and I had the axle flipped to give it a 4" lift. It was able to go more places without scraping but things started to come apart inside as the whole body shifted around.
