If you don't have time to inspect the rig right because of wife and kids you probably don't really have the time to be messing around with bs repairs. I used to do bottomless pit projects as a bachelor but now with a wife and kid I have been waiting for 2 weeks to get a couple hours to work on my truck. It seems so simple to spin wrenches but then again so is putting on pants but that can take 30 minutes of negotiation with a little kid.

Let this one go and put the time into something else is my 2 cents.

This one seems like a great turn key rig.

I am going to see what I can do about getting into this one. Someone else sent it to me just yesterday, thanks!

Thanks for all your feedback, I ended up making a final offer of $31k which they turned down so I’m back on the hunt. Let’s hope the one @TheSweatyButcher sent me will work out. I’ll need to at least have some seatbelts installed on those rear seats, anyone know how difficult that might be or who I should have do it for me? I’d like to see what it would cost to have a sink put back in and add a couple windows as well.

They are a bit delusional about the price. They seem to totally ignore the extensive rust. They did you a favor by turning down your offer. They seem to think by adding new tires and a bumper, it would hide the rusty elephant in the room. Lipstick on a pig is what I think you call it. Seatbelts, sink, and a few windows under $1000 if you do them yourself.
