Thanks for the responses.

On the street wouldn't be an option for us and the neighbors ;). We have a good sized back yard and have considered moving the fence line next to the driveway and putting a concrete slab down behind the fence for a trailer.

Long-term, does anyone think outdoor, covered storage (tarp, car cover) would affect it? Just looking for the best way to protect it.

I think you are on the right track, obviously, the sun and water take its toll over time, so if you can minimize those two things you would be heading down the right path. Do you have the option to make a "carport" or a solid roof over the trailer? I have my doubts about fabric enclosures.

The wife and I were talking about that and think we would have issues with the neighborhood building covenants. We are getting a copy of the rules from our neighbors so we can see what options, if any, are available to us.

I really like SOCALFJs method of keeping it in a storage unit. We have a couple of places like that near us and may be a good option for us.

Really it depends on your property rules (Big time BS in most places IMHO when they make my payments they can says what goes :ar15: till then ********, any hoo that's another subject lol) Also it depends on property size. I would not waste my $$ again on a storage unit, it's like renting a house you waste your money and never own anything. Take the $$ and put up a lil garage or buy a pre-fabbed shed. That way it's yours and there when you need it.
Here's one from Lowe's:
