Just an update. Thank you everyone for the comments and warnings. I went back and hashed out a lot of the issues I was seeing and decided to wait for now. I appreciate all the comments and help!

Could be a wise choice; cool head usually prevails. I waited (and waited) but it worked out.

That price seems a bit steep (at least for what I've seen in California).
I'd keep looking...
