Pre-purchase help: 2013 Ram 1500 4x4 Laramie...Fluid leaks?

Good evening! I'm looking at purchasing a used 2013 Ram 4x4 1500 Hemi Laramie. I had an independent repurchase inspection, and I noticed these wet areas in the report. I'm completely new to trucks in general...and my only relevant experience is with my 1998 Land Rover Discovery that has OEM active corrosion prevention (leaks everywhere).

1. I think the red arrow is the oil pan drain, and I'm assuming that's normal.
2. I have no idea what the green arrow is pointing at but it looks wet behind the transmission - is that a big problem?

My mechanic was able to identify a small exhaust leak, so that's a huge relief. I'd like to know if these areas are concerning? Is there anywhere else that I should look at/

If it was a work truck, or driven off road or in sandy/dusty conditions a lot it’s likely the rack and pinion bushing are about to be done. Unfortunately you can’t just replace the bushings as they are not replaceable. You’ll have to replace the entire unit, around $800. I’d look into that as well.

Where the green arrow leak is on the engine block I see a wire harness that runs along there. The photo is not clear enough but it looks like a sensor is in the side of the block which may be where the oil is weeping from. That said, neither of those oil stains would give me concern. I'd be more concerned with suspension components like ball joints, tie rod ends, steering rack, and if maintenance was performed at proper intervals. Also check the 3rd brake light gasket to make sure it hasn't been leaking. The Rams are notorious for that.

If you do purchase it I would replace all the fluids which included both differentials, transmission fluid/filter/, transfer case, and coolant. I'd also do the serpentine belt and air filter.

I wanted to thank everyone for actual feedback and great information. To close the loop, I ended up getting a 2016 Ram Big Horn with a Hemi. I’m taking it to the shop to have everything changed as you suggested.
