Price Advice - 07 Nismo Frontier 4x4 expedition ready -13k?

Hello all. Looking for some help. I have a Chevy Colorado. I have been searching tirelessly for a Flippac camper for years. Finally found one, but it's attached to a frontier and the owner absolutely will not part them out. My plan is to buy the truck, remove the flippac, throw on the aluminum shell and roof top tent from my colorado and re-sell the frontier. Looking for a fair price range before I pull the trigger. Please see the pics of the truck for sale. The last photo is my camper shell/tent that will go on the truck before selling it. It's an A.R.E. DCU shell and a smittybilt XL tent.

145,000 miles
2 owners (current one for over 11 years)
very well maintained (i've seen service records)
all highway miles, not a daily driver. was used as a family road trip camping vehicle and now this guys kids are all grown up.
only scheduled maintenance that needs to be down is the timing chain, which I've read up on a bit, and eventually a new clutch.
will include everything (fridge and stove, build outs, dual battery system, solar panel, etc.)
lift
armor
winch
body looks to be very clean
located in Orange County, CA.

Does $13k seem totally high for the vehicle without the flippac and with my shell/tent?

Flip pacs sell alone for around $2,500-$4,000. Depending on if the front hinges and latches have been replaced and the amount of cracking in the gel.

Frontier would probably sell for around $8,000 as it sits. Add the other items and it's a fairly priced rig
