Pricing out the value for a 2003 e350 7.3L EB

First, I apologize if this is not the right section of the forum for this post but I checked and it seems like it would be most appropriate. I recently found a low miles (120k) ford e350 EB from 2003 with the 7.3L. It's definitely a new england van so it has some light rust in the rockers but no frame rot. It's a cargo version which would be nice for a future camper build out. Down the road I have pipe dreams about a 4x4 conversion but that's not in the cards. I believe the owner wants 6k for it but I think I could get him down to 5k given the rust. Is this considered fair market for this kind of van? I know a vehicle is only worth as much as someone is willing to pay for it but I wanted to try and gauge from the collective group what these kind of vans are going for these days. Your help is much appreciated.

Rust is pretty tough to deal with, and once its there its never going away.

The price seems reasonable but maybe a bit high....I would travel for a cleaner rig probably.

This is what my friend who checked out the van wrote: "has some rocker rot on the drivers rear quarter and passengers sliding door and bottom of the B pillar as well as the rear quarter. Inside was clean with a good rug. All are wired with 2" hitches. Rain gutters looked good jus some surface rust but solid. The frame looked good."
