It seems I'm going to be following in your footsteps in many ways with my build. I had found the ARB and awning room and was considering the same thing as an alternative to lugging around and setting up a full-sized (and heavy...and bulky...) Kodiak tent. The tent rocks but if I could incorporate an awning INTO a shelter, that would be awesome.
I'm not looking for 4-season, gale-force, monsoon complete weather protection, but I would like it to be waterproof for those afternoon and overnight mountain showers.

That's great. I'm glad the response and pictures helped. I travel with my wife, my 16 year-old son, my 12 month-old son, and an 85 pound German Shepherd. Needless to say, we are pretty packed in the 4Runner. I intend to get in the trailer game within the next couple of years, so until then, I needed some space solutions. We use the OzTent RV-5 and now have some additional options with the ARB Awning. I purchased the Screen Room as well as the Full Tent. I plan to use the ARB Awning "space" for a play area for the little one as well as sleeping quarters for the 16 year-old so he can have some space. My wife, the baby, the dog, and myself fit pretty good in the RV-5. It is a big tent.
Good luck with the 2015. I have nothing but great things to say about my truck. It has done everything I have asked and is much more capable than I am.
That room looks like it would work pretty slick for a little expansion with my setup for less than pleasant weather.

How good is the roof on top, any leaks or cold air leaking?

I'm sorry that I don't have any pictures of the tent roof. The roof is made of the same material as the rest of the tent. Also keep in mind that the main Awning is still in place in addition to the tent roof, so you are sort of "doubled up" on top. I will honestly say that this ARB tent is no OzTent. The materials are not the same, but I don't think that is the intent.
That said, there are plenty of places to stake it down, the sail track along the leading and trailing edges are very secure, and the plastic awning pole clips seem to do their job.
I am planning a mountain biking trip as a shakedown this week or next to Reveille Peak Ranch. I will try to take more pictures and keep you advised.
