I am probably not the world's best seam sealer applier and I didn't coat the fabric as the poster above suggested. So perhaps with a bit more effort it could be waterproof.

I'm pretty sure there is an outfit in boulder that rents them. They aren't off road units and won't be fully kitted like what you're describing but should be enough to see if it's the right fit for you and the family.
