I get something called footman loops from ACE hardware to run my straps through. Secured to the floor with either bolts or pop rivets. The loops can also be sourced from Amazon and are not very expensive for what they do...
You could get the cover that 'offloadite' suggested and fashion a 'hole' to slip over the snorkel since it is better to protect your top than a snorkel anyway. Although getting a 'custom' cover would surely be less cost than replacing your soft top destroyed by the sun.
Might not fit a Jeep but my Front Runner roof rack is the perfect length to hold an OZ tent. By the way the original bag that comes with OZ3 gets a bit small after awhile but Drifta out of Australia sells a cover that is just a bit bigger and is great.

I had a Webasto gasoline heater in my Pinzgauer and it was great. So much so that often I had to get down to a t-shirt or open the window. They use very little gasoline of operate, about a pint for the day of 6 to 8 hours of driving, as the pinz heater was tremendously inefficient.

I use a percolator and the little round filters that only cover the bottom of the part that holds the coffee. I dump them (grounds) into my bag inside my trasharoo and use the last bit of coffee in the pot to rinse the insides out.
I also use blue rolled shop towels rather than paper towels...
Shouldn't be too difficult as it takes forever for them to take their signs down, especially if they don't win. Might also want to check with realtors, sometimes their signs go out of date and they are just taking up space in the office.
